Spring is a notoriously busy time in the real estate market, with buyers eager to reinvigorate their property searches which have typically been postponed during the winter. Here in Perth it couldn’t be a better time to sell – the grass is green, the temperature is warming up and everyone is keen to spend time outdoors.

Being the busiest time also means a more competitive market, so you’ll want to be prepared if you’re going to avoid unnecessary stress when it comes time to sell. Taking the time to thoroughly clean, de-clutter and perform low-cost maintenance such as painting, can all help to create a lasting impression with potential buyers. The trick is to make your home present beautifully and feel comfortable, without having too many personal items around. Using a professional stylist is always a great option that will often yield a healthy return on the investment.

Try to look at your property through the eyes of a buyer – how’s the ‘street’ appeal? How does it compare to other properties in the same price range? Conducting neighbourhood research and discussing the comparable properties on the market with your agent early on allows you the time to fix any issues, and gain a competitive advantage.
